Complex case structuring

When the standard route does not fit, the details matter more.

Open a scenario to see what we review and how we prepare a clearer case. Outcomes are never guaranteed; the lender makes the final decision.

01Business or variable income+
The challenge

The real earning picture may not sit in one fixed monthly salary.

Haider approach

We review financials, account conduct, cash flow and business profile before selecting a lender route.

Helpful evidence

Trade licence, company and personal statements, financials, ownership and income evidence.

02Buying from outside the UAE+
The challenge

Residency, income and supporting evidence come from another jurisdiction.

Haider approach

We compare lenders that consider non-residents and coordinate remote verification, valuation and completion steps.

Helpful evidence

Passport, address and income evidence, statements and property information.

03Higher liabilities or card exposure+
The challenge

Existing loans and credit facilities can materially affect affordability.

Haider approach

We model the impact early and test realistic structures without assuming approval or an exception.

Helpful evidence

Liability report, card and loan statements, income evidence and settlement figures.

04Refinance or equity release+
The challenge

A move only makes sense after settlement costs, fees and the new pricing are considered.

Haider approach

We compare the existing and proposed facility across a relevant time horizon, including switching costs.

Helpful evidence

Current offer, liability letter, repayment history, property and income documents.

05Previous decline or complex credit history+
The challenge

A previous result may not explain the underlying issue or the next practical step.

Haider approach

We review the likely reason and identify realistic preparation steps or suitable lenders where an assessable route exists.

Helpful evidence

AECB report if available, decline context, liabilities, income evidence and missing documents.

The knowledge hub

Practical guidance for better-informed mortgage decisions.

UAE mortgage essentials

Eight fundamentals to understand before comparing lenders.

General information based on CBUAE rules and common market practice. Limits can change and every lender may apply additional criteria.

01

Deposit and LTV

CBUAE rules set maximum loan-to-value ratios by borrower category, property value and purpose. A lender may apply a lower limit.

02

Debt burden ratio

The bank assesses existing liabilities together with the proposed mortgage and applies the relevant DBR and affordability tests.

03

Term and maturity

The regulatory maximum mortgage tenor is 25 years; maturity-age treatment depends on lender policy and post-retirement affordability.

04

Upfront costs

Budget beyond the deposit for registration, valuation, bank, brokerage and insurance or takaful costs.

05

Fixed or variable pricing

Compare the fixed period, the follow-on EIBOR-linked rate and the lender margin—not only the introductory headline.

06

Pre-approval and final approval

Pre-approval gives an indicative range. Final approval follows property valuation, document checks and full lender assessment.

07

Non-resident finance

Selected lenders consider overseas buyers, commonly with lower LTV and additional income and address evidence.

08

Islamic home finance

Sharia-compliant structures such as Ijara and Murabaha are available, subject to affordability and lender assessment.
